Commercial HVAC: 9 Items to Inspect Before Re-Opening After COVID-19 Shutdown

During the COVID-19 Shut Down, many commercial buildings have not been occupied for awhile, and their HVAC systems have been running minimally or not at all.

Before occupants return to your commercial building, we recommend your commercial HVAC systems go through a re-startup process, and include the following checks:

Visually inspect all equipment and all water and air distribution systems for:

  1. Signs of leaks
  2. Dust and dirt accumulation
  3. Damaged insulation systems
  4. Possible fungal growth on coils, drain pans, inside casings, air distribution devices, and on ceilings and building finishes.
  5. Check outdoor air intakes to make sure they are clear of debris and obstructions
  6. Clean bird and insect screens and verify control dampers and actuators are functioning throughout their full control range.
  7. Confirm that damper seals are intact
  8. Make sure all bearings are lubricated
  9. Ensure drive belts are in good condition and properly adjusted.

If building systems have been shut down and not cared for, the integrity of systems can deteriorate rapidly.
